1. Acceptance of Terms
By accessing or using the RoGi Properties website and services, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our services.
2. Services Description
RoGi Properties provides mid-term and short-term rental housing services across Central and West Texas. Our services include:
- Furnished rental homes for stays of 30 days or longer
- Insurance housing placements for displaced policyholders
- Corporate housing for traveling professionals
- Property management services for homeowners
3. Booking and Reservations
All bookings are subject to availability and approval. We reserve the right to decline any booking request. A confirmed reservation requires:
- Completed application with accurate information
- Successful background and reference check
- Signed rental agreement
- Required deposits and first month’s rent (or authorized insurance/corporate billing)
4. Guest Responsibilities
As a guest, you agree to:
- Treat the property with care and report any damage promptly
- Follow all house rules and community guidelines
- Not exceed the stated occupancy limits
- Not use the property for commercial purposes, events, or parties
- Not smoke inside any property (designated outdoor areas only where permitted)
- Not engage in illegal activities on the premises
5. Payment Terms
Payment terms vary by booking type:
- Direct guests: First month’s rent and security deposit due before check-in. Monthly rent due on the first of each month.
- Insurance placements: Direct billing to approved insurance carriers. Authorization and COI required.
- Corporate accounts: NET-30 billing for verified employers. Setup requires company information and contact.
6. Cancellation Policy
Cancellation terms are specified in your rental agreement. Generally:
- Cancellations more than 30 days before check-in: full refund minus processing fee
- Cancellations 14–30 days before check-in: 50% refund
- Cancellations less than 14 days before check-in: no refund
- Insurance placements: subject to carrier authorization terms
7. Property Access
We may enter the property with reasonable notice (typically 24 hours) for:
- Necessary repairs and maintenance
- Property inspections
- Emergencies (immediate entry permitted)
Emergency Repairs and Property Access
In the event of an emergency or urgent repair needed to ensure the safety and functionality of the property, we reserve the right to access the unit to conduct necessary emergency repairs. We will always attempt to notify you in advance and minimize any inconvenience. Here’s what we promise:
- Notification: We will inform you as soon as possible about the need for access, giving you details about the nature of the emergency or repair.
- Timing: We will try to conduct any emergency repairs at a time that is least disruptive to your stay, whenever possible.
- Respect for Privacy: Our maintenance team will respect your privacy and space, and will only access the areas necessary to complete the repair.
- Efficiency and Speed: We are committed to addressing any emergency repairs quickly and efficiently, ensuring that your comfort and the integrity of the property are maintained.
We appreciate your understanding and cooperation in maintaining a safe and functional environment for everyone. Your comfort and safety are our top priorities.
8. Liability Limitations
RoGi Properties is not liable for:
- Loss or damage to your personal belongings
- Temporary service interruptions (utilities, internet)
- Actions of other guests or neighbors
- Natural disasters or events beyond our control
We recommend guests maintain renters insurance for personal property protection.
9. Website Use
You agree not to:
- Use the website for unlawful purposes
- Attempt to gain unauthorized access to our systems
- Submit false or misleading information
- Interfere with the website’s operation
10. Intellectual Property
All content on this website, including text, images, logos, and design, is the property of RoGi Properties LLC and is protected by copyright and trademark laws.
11. Dispute Resolution
Any disputes arising from these terms or your use of our services will be resolved through good-faith negotiation. If necessary, disputes will be subject to binding arbitration in Texas.
12. Governing Law
These terms are governed by the laws of the State of Texas without regard to conflict of law principles.
13. Changes to Terms
We may modify these terms at any time. Continued use of our services after changes constitutes acceptance of the modified terms.
